Waikiki glass takes two things at once: direct ocean glare and salt spray carried inland on the trade winds. Glare is what guests complain about — a room can be a comfortable temperature and still be unpleasant because the light coming off the water is blinding from mid-morning.

For oceanfront units we normally specify a film with a low visible light transmission on the seaward elevation only, and leave the mountain side clear. That keeps the unit balanced rather than uniformly dark, and it costs less than doing every window.

For hotels and short-term rental buildings the practical constraint is access. We work unit by unit around housekeeping schedules, and a typical guest room is finished and dry well inside a day, so it can be let the same night.
