The leeward side gets the most sun hours and the least rain on the island, and Kapolei has been built out fast with large windows and very little mature tree cover. New houses here can be beautiful and still be unbearable in the west-facing rooms by four in the afternoon.
We have done a lot of resort work at Ko Olina, including the Marriott, so we know the lagoon-facing elevations well. Resort and vacation-ownership glass is a specific job: high volume, tight scheduling around occupancy, and a finish that has to be flawless because guests are looking directly at it.
Commercially, Kapolei is now Oahu's second business district. Office and retail buildings going up here are being fitted with film at handover rather than retrofitted later, which is always cheaper.
